Maroochydore is one of the busiest suburbs on the Sunshine Coast. It has a wide variety of housing, ranging from free-standing homes, townhouses, units, and large apartment complexes. While there are very few vacant blocks in Maroochydore these days, it also has its fair share of development, both from a residential and commercial point of view. If you are looking for more details about Rental Market Maroochydore, keep reading.

People like living in Maroochydore because it is close to the beach, Maroochy River, the airport, close to a wide range of employment, and has a lot of shopping and dining options and many different entertainment venues. It is also home to local attractions such as The Sunshine Plaza, Ocean Street and more. There is no predominant demographic; the area is home to young professionals, families, retirees and students.

AREAS OF MAROOCHYDORE

Like most suburbs, Maroochydore has little pockets that offer different experiences. At the time of writing, one of the newer areas is Sunshine Cove. It is a mix of properties, some worth over $2Mil. While these blocks are relatively small, some of the designs of these homes are simply stunning. Positioned just behind Sunshine Plaza, Sunshine Cove is accessible, with low-maintenance living. 

My personal favorite is the area called Cotton Tree. Many people think Cotton Tree is its suburb, but it is not. It’s a triangle that borders Aerodrome Rd, First Ave & the Pacific Ocean. In this pocket is Maroochydores public pool. Right on the river is the Boat Shed restaurant, a beautiful place for afternoon tapers and a few drinks. Cotton Tree caravan park is also popular due to this location, where many people gather on the river’s shore at dusk to watch the sunset. With Cotton Tree, you can surf on the beach or stand-up paddle boarding in the river. Cotton Tree has a lot of holiday apartments, so it’s busy. 

PICNIC POINT

Picnic Point is also a lovely location. A little further down the Maroochy River. It’s an easy stroll to Ocean street where you’ll find restaurants, cafes, and nightclubs. Sunshine Plaza is currently the Sunshine Coast’s largest shopping center that has ample parking, dining, and event cinemas.

On the other side of Aerodrome Rd, is an older part of Maroochydore where things are a little quieter, these homes are close to Maroochydore and Alex Beaches.

Maroochydore also offers waterfront homes via Maroochy Waters, a small artificial canal.

MAROOCHYDORE CBD

The most exciting thing is the new Maroochydore CBD. It was a golf course. At the time of writing, this area is now in total development. It’s a mix of residential and commercial complexes. Most people don’t realize how significant this development is. Mainly because it now has the fastest internet connection in Australia to the world. This undersea cable took years to lay. Qld internet users no longer need to travel to Sydney to get access overseas. 

With Australia’s fastest connection to the world, this location would now be the perfect location for large global companies like Apple, Facebook, Amazon, etc., to host servers.

Qld government estimates this has the potential to bring in almost 1 billion dollars in additional investments to the area.

AVERAGE RENTAL RETURNS

At the time of writing, the average weekly rental for a house is $642 per week. It has increased by almost 12% in the last year. The median rental price for apartments is $500 per week, with an 11% increase in the previous twelve months. Of course, the rental value of a home or apartment you own will vary according to many conditions; this can give you an idea of what you might expect.

GETTING IN AND OUT OF MAROOCHYDORE

Many roads lead to Maroochydore. 

From the Bruce Hwy. Maroochydore Road is a long free flowing road that takes you straight into the heart, where you can access the Sunshine Plaza & Ocean Street Restaurants.

From the north, Sunshine Motorway brings you to Maroochydore Road, or further along, take the Maroochydore Boulevard to get to Sunshine Cove, Bunnings & the business areas of Wises Road.

Sugar Rd, is a fairly busy back road that takes you through an industrial area, that can connect you onto Wises Road to go north, or west to the Bruce Hwy, or Sugar Rd can also take you south onto the Sunshine Motorway to get to Caloundra, Sunshine Coast University or even Buderim.

Aerodrome Rd turns into Alexandra Pde, which takes you along the beaches, through Alexandra Headland and into Mooloolaba. You can read an interesting article here about Aerodrome Road when it was dirt and planes used to land on it.

13/40-46 Memorial Avenue, Maroochydore

Renovated two bedrooms; both bedrooms have ensuites. This apartment is on the ground floor; it has direct access to the street and a courtyard. At the time of this article is leased for $640 pw.

53 Tinnanbar Tce, Maroochydore 

Modern three-bedroom home, positioned in the new Sunshine Cove. It’s everyday low-maintenance living with three bedrooms upstairs and one living downstairs, with a double garage. At the time of this article is leased for $620 pw.

11 Sunshine Ct, Maroochydore

A stand-alone home positioned in a quiet street just behind Sunshine Plaza, this three bedroom home had the garage converted into additional space. Has a generous size backyard; at the time of this article is leased for $560 pw.

11/9 Gilbert St, Maroochydore 

Top floor 2 bedroom apartment. The south-facing balcony looks onto trees and a neighboring park. At the time of this article is leased for $600 pw.

You should get a rental appraisal in Maroochydore if you have not increased the weekly rent of your investment property during the last 12 months.
